We are a title and closing firm located in Front Royal and with extensive experience in the Washington D.C. metro area. We use our expertise, research skills, and comprehensive knowledge of titles and title solutions to ensure a safe, smooth closing every time. Always dedicated to the needs of our clients, we focus on staying in close communication if they have any questions, and we offer convenient mobile and after-hours closing options.

Our Story
We all come from and love the small town areas of Virginia, Maryland, and West Virginia, but we honed our skills in the intense, fast-paced real estate market of Northern Virginia. With a friendly, small town character combined with big time professionalism and experience, we help our clients navigate the real estate closing from beginning to end.
Our Team
Mary R. Carroll
Founder and CEO
Mary was raised in West Virginia and moved to Northern Virginia in 1993, before moving to the Front Royal area in 2015. While enjoying all that Warren County has to offer, like camping, boating, and beautiful views, she spends most of her free time with her grandchildren.
Mary has extensive experience in her field, having started in the title industry in 1997 as office manager for a real estate firm, before transitioning to title & escrow services in 2002. Along the way she has earned the respect of her clients for her leadership, management, and knowledge. She started Quality Title, LLC thanks in part to the overwhelming support and encouragement of her clients, family, and friends, and with a vision of providing service unmatched in the industry, by offering a fair price and exceeding expectations.
Will Carroll
Co-Owner
HR/IT/Marketing
Will was also raised in West Virginia, and later went on to serve in the United States Marine Corps. He loves spending time with his grand children, fishing and hunting.
He maintains the technology systems that protect your privacy and ensures all closing transactions are completed securely. He is also the HR Manager and Marketing Director. He serves on the Warren County Habitat for Humanity board of directors and is involved in various community outreach projects.

Brandy Burgess
Branch Manager/
Settlement Agent/RON Notary
As Branch Manager, a position that uses her skills and knowledge in all aspects of the industry. She helps with the mortgage closing process by reviewing loan documents for compliance, completeness and accuracy; obtains missing information when needed, prepares files, provides support to internal and external customers, follows up with loan packages, and ensures all processes are according to standard policies and procedures.
Dave Carroll
IT/Marketing
Dave has been a transplant to Luray since 2014 after moving to the area from southern West Virginia, where he was a heavy equipment operator at a surface mine. He has an extensive work history in multiple fields and brings knowledge from all aspects to Quality.
His interests include graphic design, reading, music, and Minecraft.

Angel Carroll
Processor
Angel is one of our processors and has been in the title industry for over seven years. She is responsible for helping gather information and communicate with all parties as she processes from start to finish of a transaction. She understands the stresses of buying or selling a home can bring to all parties involved, so she believes open communication and keeping a calm demeanor can be the most significant help. She has been cross trained in post-closing is a Virginia Notary.
Angel is also a mother to two girls and enjoys cooking, coloring, playing board games, and watching documentaries in her free time.
